Apartment with 130 m², divided into 3 units, with AL license, in the centre of Lisbon.
This fraction is distributed over floors 1 and 2, currently configured in three units for independent use: a T0, a T1 and a T1 with a terrace in the attic.
The property has been on tourist lease since 2020, with a proven track record, with an annual turnover of approximately €85,000.
The Local Accommodation License (AL) is in force and transferable, ensuring immediate continuity of operation. The legalisation process is completed and the license for use is in the process of being issued.
Last January (2024) maintenance works were carried out, ensuring the proper presentation and operation of the units.
The fraction can only be sold in its entirety, constituting a cohesive and rare asset, with three complementary typologies and a terrace that adds value and attractiveness for short-term stays.
Ideal solution for investors looking for proven yield.
Located between Estrela/Prazeres and the Alcântara valley, a quiet alley, with low-rise buildings and typical design, marked by the pavement and the daily life of the neighbourhood.
The environment combines the residential side with the proximity of leisure and restaurant centres. Close to the National Museum of Ancient Art in Janelas Verdes and with good tram, bus and train connections at Alcântara-Mar and Alcântara-Terra stations.
