€500,000 is a substantial property budget in Portugal, but depending on where you choose to spend it, it can get you very different things in return.

In the centre of Lisbon, that amount can buy a one-bedroom apartment of 54 m². In Porto, €1,000 less can get you four bedrooms and around three times the space.

Along the coast, beach villas, resort properties, and new developments can all fall within the same range, while inland Portugal offers far larger homes and plots for considerably less.

To start things off, what does €500,000 buy you in Lisbon?

One of the things it can buy is a new centrally located one-bedroom apartment, part of Rocio Salema Courtyard, a restored historical building beside Praça do Rossio. At 54 m², it is the smallest property on this list.

But the attraction is the address. Rossio sits at the heart of historic Lisbon, with Baixa, Chiado and Avenida da Liberdade within easy walking distance.

Rossio train station and the metro are close by, along with restaurants, theatres, shops and many of the places that make this part of the city so busy.

The development retains the traditional structure of the original building while introducing new apartments inside.

At exactly €500,000, this property is reflective of Lisbon’s place in the property market: less space, but a location that puts most of the city centre outside your front door and unparalleled connectivity, both nationally and internationally.

In Portugal’s second city, a slightly lower budget buys you a lot more property.

Located on Avenida do Dr. Antunes Guimarães in Aldoar, this recently refurbished four-bedroom apartment covers 161 m² and has four balconies.

The property is located in a well-placed residential neighbourhood on the western side of Porto.

City Park, CUF Porto Hospital and CLIP international school are around five minutes away by car, while Molhe Beach is around ten minutes away.

For a family looking for a permanent home, those details may count for more than being able to walk to the Ribeira.

There is also simply much more house for the money. Four proper bedrooms make this a realistic family property rather than a compact city base, and the asking price still comes in just below €500,000.

Two-Bedroom Apartment Near the Beach in Figueira da Foz

This two-bedroom apartment sits in Liberdade 6, a small development created from the renovation of a historic building in the centre of Figueira da Foz on Portugal’s Silver Coast.

The property itself has two en-suite bedrooms, an integrated kitchen and living area, a private patio and a garage.

It is also genuinely close to the beach rather than simply being marketed as a coastal property. Praia da Claridade, Praia de Buarcos and Praia do Relógio are all less than an eight-minute walk away.

The municipal market is two minutes away and Coimbra can be reached in around half an hour by car.

For someone who wants a Portuguese beach town with the practicalities of year-round living, there is a lot packed into the €500,000 asking price.

This two-bedroom townhouse is at Salema Beach Village, around 500 metres from Salema Beach on the western Algarve.

It is fully furnished and comes with sea views, with access to the resort's swimming pools, restaurant, bar, padel courts and children's playground.

Salema itself is worth distinguishing from the Algarve's larger resort towns. Sitting between Lagos and Sagres, it is a small coastal village with a very different feel from Albufeira, Vilamoura or Portimão.

That makes the property a strong option for someone specifically looking for an easy holiday home or second base near the sea.

The furniture and resort management take some of the work out of ownership, and the beach is close enough to reach on foot.

New Apartment in Funchal, Madeira

Far from the mainland, we find another city option, although Funchal is a very different prospect from Lisbon or Porto.

This one-bedroom apartment forms part of a new development a short distance from central Funchal. It is listed at 138 m², with two bathrooms, large windows looking towards the Atlantic and covered parking.

Residents also have access to landscaped gardens, a sun deck and an infinity pool overlooking the sea.

Funchal has become one of Portugal's more expensive property markets in its own right, so Madeira should not automatically be treated as the cheap alternative to the mainland.

Even so, €475,000 buys a considerably larger apartment here than our €500,000 example in central Lisbon.

Country Estate in Marvão

Near Marvão, just €375,000 currently buys a country estate with 380 m² of built space and more than nine hectares of land.

The property includes the main house, additional buildings, terraces and a swimming pool. The land has olive trees, cork oaks, agricultural areas and a small vineyard, with its own borehole as well as access to the public water supply.

This is obviously aimed at a completely different buyer from a Rossio apartment. Living in rural Alentejo means accepting more distance from major cities and services, and a property of this size comes with a very different level of upkeep.

For somebody actively looking for land, privacy or the potential for a rural project, however, the difference in purchasing power is difficult to ignore.

Finding the Right Property for Your €500,000 Budget

Looking at these six properties side by side shows how much location affects what you can buy in Portugal.

Central Lisbon remains expensive, particularly when floor space is the priority.

Porto offers considerably more room at the same price, while Figueira da Foz opens up the possibility of living close to the beach without leaving a city environment.

Salema is geared much more towards coastal and resort living. Funchal combines a city location with the climate and Atlantic setting of Madeira. Inland, Marvão pushes the budget in another direction altogether.

A €500,000 search therefore covers far more than one type of Portuguese property.

The useful place to start is with the things you do not want to compromise on, whether that is a central address, bedrooms, walking distance to the sea, outdoor space or several hectares of land.
