Cascais and Oeiras both sit along the coast west of Lisbon, with beaches, rail connections and easy access to the capital. On paper, they can look quite similar.

In practice, they offer different lifestyles.

Cascais has the stronger identity as a standalone coastal town, with an established upscale character, a lively centre, international community and wide range of property.

Oeiras is quieter, more residential, and closer to Lisbon and often the more practical option for commuters and families.

The right choice depends less on which is “best” and more on how you plan to live.

What Sort of Property Can You Buy?

Cascais offers the widest variety.

In and around the centre, buyers can find apartments ranging from older renovated properties to new luxury developments. Farther out, areas such as Birre and Quinta da Marinha offer larger villas, gardens and private condominiums.

Oeiras is more strongly associated with permanent residential living. Apartments and family-sized homes are common, including modern developments around areas such as Caxias and Algés.

The key distinction is that Cascais tends to carry a stronger lifestyle premium, while Oeiras is often more about practicality, space and access.

Which Is More Expensive?

Neither option is a low-cost alternative to Lisbon.

Portugal Homes' latest house-price analysis puts the median transaction price in Cascais municipality at €5,000 per square metre in Q1 2026, compared with €4,511 per square metre in Oeiras. Lisbon stood at €5,292 per square metre.

These are municipality-wide medians, however, and individual neighbourhoods can sit well above them. Central Cascais, Monte Estoril and prime waterfront properties can command significant premiums.

Oeiras is therefore better thought of as offering relative value rather than simply being cheaper.

Which Has the Best Commute to Lisbon?

Oeiras has a clear advantage for regular commuters.

Both areas are served by the Cascais railway line, running directly to Cais do Sodré in central Lisbon.

Typical direct journey times are around:

  • 24 minutes from Oeiras

  • 40 minutes from Cascais

For somebody commuting once or twice a week, the difference may be minor. For a daily commute, it becomes much more important.

Oeiras also has a large employment base of its own. Taguspark, Lagoas Park and Quinta da Fonte are among the major business areas in the municipality, so living there can be particularly convenient for professionals working west of Lisbon.

Cascais makes more sense when commuting time carries less weight, including for people working remotely or travelling into Lisbon only a few times each week.

What About International Schools?

The international school market stretches across Cascais, Carcavelos and the surrounding area, so families do not need to treat the municipal boundary as a school boundary.

St. Julian's School is in Carcavelos, close to Oeiras, while King's College School Cascais is farther west. Other international and bilingual options are available across the wider area.

Oeiras can therefore be particularly convenient for families using schools around Carcavelos while also needing regular access to Lisbon. Cascais may work better for families using schools farther west or those who place more weight on living close to the town itself.

For families with a school already in mind, the morning school run is worth checking from the actual property. A short distance on the map does not always translate into a short journey at the busiest time of day.

Which Is the Best for Beaches and Walkability?

Cascais has the stronger beach-town feel.

Praia da Rainha, Praia da Conceição and Praia da Duquesa are all close to the centre, with Guincho farther west. Living centrally can put the station, restaurants, shops, parks and several beaches within walking distance.

That combination is one of Cascais' strongest advantages. It is possible to live in the centre without depending heavily on a car.

The wider municipality is a different matter. A villa in Quinta da Marinha offers more space and privacy, but not the same walkable lifestyle as an apartment near Cascais station.

Oeiras also has a substantial waterfront, including Santo Amaro, Praia da Torre, and Caxias. The atmosphere is generally more residential than resort-like.

Walkability depends more on the individual neighbourhood. Central Oeiras and parts of Paço de Arcos and Caxias put shops, transport and the waterfront close together, while other parts of the municipality are much easier with a car.

Which Is Best for Families, Retirees and Professionals?

For families, the choice may come down to how often Lisbon features in the working week.

Oeiras has a strong practical case for families with regular commutes. It is closer to Lisbon, well placed for schools around Carcavelos and has a good supply of apartments and newer developments designed for permanent residential use.

Cascais offers more of the lifestyle benefits that attract families to the coast in the first place. Beaches, outdoor activities, international schools and a large overseas community are all part of the appeal.

For retirees, central Cascais has some obvious advantages. Beaches, restaurants, shops, the railway station and many everyday services can all be reached on foot.

Oeiras can offer a quieter residential setting and easier access to Lisbon, but the choice of neighbourhood matters more for anyone hoping to minimise car use.

For professionals, Oeiras is usually the easier fit for a daily commute, particularly for anyone working in Lisbon or one of Oeiras' own business parks.

Cascais becomes more attractive as the number of commuting days falls. A remote worker may reasonably prefer an extra 15 minutes on the occasional train in return for having central Cascais and its beaches outside the front door.
